Welcome to 3046 West Kiowa Street.  We are located just west of Old Colorado City in Colorado Springs, Colorado.   This house is a perfect blend of low maintenance and modern design in a great location for those who love the outdoors.  We enjoy a great walking neighborhood with a large park near by as well as many stores and shops. Red Rock Canyon open space, which is fantastic for hiking, is less than a mile away and we are about one mile to Garden of the Gods.  Starbucks is located 2 blocks away and 4 blocks away are a Walgreens and Safeway grocery store.  Old Colorado City is also within walking distance.  One of the biggest additions to our neighborhood is the Mountain Song Waldorf Community school, located just 2 blocks away! 

Large trees shade the house, making it cool and shaded throughout the summer.  The front yard is laid bark and the side yards are fenced with rock on the ground.  You will find lots of outdoor space, between the succulent garden, lower level covered patio and second floor deck…which is perfect for entertaining and eating outdoors on.  The deck is brand new and was custom designed and built by my husband, who is a custom home builder.  Inside is a unique design with clean lines and industrial features such as exposed ceiling trusses and spiral duct on the ceiling.  The interior color palette is neutral.  The home is light and open, with high ceilings and plenty of windows.  All doors, inside the home, are maple pocket doors with aluminum framing.

The home is tall and narrow, with three stories total. Upon entering, you will find yourself in a mud room/entry space with concrete floors.  Custom cabinetry was added to this space which includes coat hanging, shelving and drawers.  The finish is in a white board laminate, which is great for leaving notes and making lists. Just behind the entry room, is a tandem garage with plenty of room for parking as well as storage.  There is a driveway and room in the back of the house for additional parking.

Once you head up the stairs (which are carpeted) from the main entry, you enter an open concept living room/dining space/kitchen.  All floors are maple laminate, which is great of pets and kids.  The kitchen has been custom built and designed by my husband and myself.  There are many custom features.  The cabinets are a combination of metal laminate and ash veneer.  Specialty wine storage, frameless glass doors, glass backsplash, spice storage, LED lighting and hidden wall storage are just a few of the custom features in this kitchen.  We made use of every bit of space within this kitchen, as you will see in the photos below.  All appliances are included in the home and are all stainless steel.

A very large west facing window, located in the window, gives tons of light and is perfect for herbs and succulents.  

Custom shelving has been added to the living room, to match the kitchen cabinetry.  There is also a custom 3-dimensional wall treatment and 52" flat screen television, which is included in the sale.  The wall which separates the living and first floor set of stairs is made from perforated metal sheeting and is really fun for hanging artwork and photos.  There is a pass through in the ceiling, which opens up to the third floor and skylight above.  This brings a great amount of light down into the second level.

Another great feature of the living room is the fireplace.  The fireplace is from Brasa and burns using denatured alcohol.  Denatured alcohol fuel (also known as Bioethanol) is a wholly renewable source of energy that is made from agricultural products such as sugar and corn.  The only emissions produced from burning this type of fuel are heat, water vapor (steam), and low levels of carbon dioxide (CO2). Denatured alcohol can be found in local hardware stores, and can be burned in any portable fire feature. It will raise the ambient temperature from between 7-12 degrees, making a cool room cozy and comfortable in a matter of minutes.  You will find another fireplace of the same type, but different style, in the master bedroom on the third floor.  

A nook and storage closet are located behind the fireplace as well as a door onto the large (15'x15') outdoor patio.  This patio is amazing for entertaining, especially due to its location right off the kitchen.

Behind the kitchen, to the north, you will find a laundry area with folding countertop and wall cabinets.  Across the hall is also a bathroom, with a water saving dual flushing toilet, as well as a large bedroom with great light and standard sized closet. All floor in these areas are also maple laminate.

Up the stairs, to the third floor, brings you to a large open family room with skylight.  The stairs are carpeted, with aluminum risers and the floors throughout the family room and bathroom are the same maple laminate as on the second level.

On the south end of the family is a small bedroom, which is great for kids or to use as a home office.  It has 2 windows and a small closet. 

To the north of the family room is another bathroom, the mechanical room closet and another large bedroom.  The bedrooms, between the second and third floor are very large and identical in size.  We have a California King in the third floor bedroom with plenty of room to spare.  We removed the existing small closet in the third floor bedroom and replaced it with a custom Elfa closet system.   This system includes hanging space, drawers, shelves and specialty jewelry and belt storage.   A ceiling track holds fabric drapes, which provide coverage of the closet system, when desired.  The floors in both bedrooms on the third floor are Shaw carpet tile.
